We are building a company that buys vacant residential and recreational land in the United States, verifies it properly, and resells it to individual buyers. We have not yet acquired our first parcel, and this page says so plainly rather than implying otherwise.
What the business will do
Land is a simple asset: no tenants, no roof, no boiler. What it needs is someone who reads the county records properly before money changes hands. That is the work we are setting up to do.

Parcels are identified through county tax sales, estate sales and private sellers, in markets where the county keeps records that can actually be relied on.

Verify before buying
Chain of title, outstanding taxes and liens, legal access by road or recorded easement, zoning and permitted use, flood zone determination. A parcel that fails any of these is not bought.

Acquire
Purchases are made with the company's own capital, through a licensed U.S. title company, with funds held in escrow.

List and sell
Parcels are resold to individual buyers who intend to build on the land or hold it. Each listing will state its permitted use, utility situation and access honestly, including where there is none.

Close and record
Sales are cash or owner-financed over a fixed term. Title transfers at the county recorder and the recorded deed goes to the buyer.
Revenue model. The company earns the margin between its acquisition price and its resale price, plus interest on any parcel sold under an owner-financed installment contract. It does not charge commissions and does not act for other parties.
